Plumbing

What to expect
from your pro.

Most plumbing jobs are small but annoying, and some get worse quickly. A slow drip under the sink can soften a cupboard floor, and a weeping pipe joint can stain a ceiling below. Getting a plumber in early usually means a simpler fix.

On AYS you can book common jobs like replacing a tap or fixing a running toilet at a fixed price shown before you pay. For anything less clear, such as a hidden leak or moving a radiator, you describe the problem and local plumbers send you a quote. A photo of the tap, pipework or the part that has failed helps them bring the right fittings.

One important point: plumbing and gas are different trades. Anyone working on a gas boiler, gas fire, cooker or gas pipe must be on the Gas Safe Register. Many plumbers are, but not all. If your job involves gas, check the engineer's Gas Safe ID card and make sure they are registered for that type of appliance.

Pricing

How the price
is worked out

Common jobs like fitting a tap or fixing a running toilet can be booked at a fixed price shown before you pay. Other work is quoted. What changes the price: how easy the pipework is to reach, whether floors or boxing need lifting, the parts needed, the age and type of the system, and how long it takes to trace a fault. Quotes are free and there is no obligation to accept.

Before the visit

How to get
ready

  • Find your stopcock and check it turns, so water can be turned off quickly.
  • Clear out the cupboard under the sink or around the area being worked on.
  • Take photos of the problem and any model numbers on taps, cisterns or boilers.
  • If water is leaking, turn off the supply and put towels or a bowl underneath.
  • Make sure the plumber can get to the boiler, airing cupboard or loft hatch if needed.

Choosing the right pro

Every plumber on AYS passes a photo ID check and a review by our team before taking bookings. Plumbers can upload insurance, qualifications and Gas Safe registration, which we check and show on their profile. For any gas work, always confirm the engineer is Gas Safe registered for that appliance. You can check their number on the Gas Safe Register.

FAQs

Plumbing:
your questions.

Can any plumber work on my gas boiler?

No. By law, anyone working on gas appliances or gas pipework must be on the Gas Safe Register. Many plumbers are, but some only do water and heating work. Ask to see the engineer's Gas Safe ID card, check the back for the types of gas work they are qualified for, and you can confirm their registration on the Gas Safe Register website.

Where is my stopcock?

The main stopcock is often under the kitchen sink, but it can also be in a utility room, under the stairs, in a downstairs toilet or where the water pipe enters the house. There may also be an outside stop valve near the boundary. It is worth finding yours before you need it, and checking it turns.

Why does my toilet keep running?

Usually the fill valve is not shutting off, or the flush valve seal at the bottom of the cistern has worn and lets water through to the pan. Both are common and normally fixed in one visit by replacing the part. Lift the cistern lid and take a photo of the mechanism to add to your request.

Why is my radiator cold at the top?

A radiator that is cold at the top and warm at the bottom usually has air trapped in it and needs bleeding. If it is cold at the bottom, sludge may have built up inside. If several radiators are cold, the system may need balancing or a check of the pump or valves. A plumber can work out which.

What should I do if a pipe bursts?

Turn off the water at the stopcock straight away and open cold taps to drain the pipes. If water is near electrics, keep away and switch off the electricity at the consumer unit only if it is safe to reach. Move valuables, catch what water you can, then book a plumber to repair the pipe.

Do I need a plumber to fit a new washing machine?

If there is already a supply valve and waste pipe in the right place, many people connect it themselves. If you need a new valve, a waste connection or the appliance moved to a new spot, a plumber can fit the pipework properly so it does not leak behind the machine.
