Booking a pro
in Brighton.

Brighton and Hove homes face the sea, the hills and a lot of history at once. The seafront is lined with stucco Regency terraces and bow-fronted squares, many of them listed. Behind the paint, older walls may be bungaroosh, a mix of flint, brick rubble and lime found mainly in this city. Add hard water, salt air and controlled parking zones, and a good local pro is worth finding.

AYS Concierge is new and opens area by area, so we do not claim to have pros on every Brighton street yet. Enter your BN postcode to see who covers it today. Brighton homes, and what they mean for a job

Squares and terraces such as Brunswick Town in Hove and Regency Square in Brighton have painted stucco fronts, bow windows, balconies and slate roofs. Many are listed, and some terraces have planning rules on paint finishes and colours. Sea air and wind wear paint, render and metal railings faster near the front, so ask a decorator which paint system they use and why.

Bungaroosh was used for many walls in Brighton from the mid-1700s to the late 1800s, usually hidden behind stucco. It copes badly with water and can crumble when disturbed, so drilling, fixing shelves or opening up a wall needs care. Tell a builder or handyman if your house is Regency or early Victorian, and mention damp patches before they start.

Controlled parking zones

Much of Brighton and Hove is covered by controlled parking zones, and some zones have waiting lists for resident permits. Tell your pro which zone you are in, where a van can stop, and whether you can give them a visitor permit. The council's parking pages show each zone and its hours.

Hard chalk water

Brighton's tap water comes from the chalk under the city and the Downs, and Southern Water's supply here is hard. Limescale builds up fast in kettles, showers, taps and combi boilers. Southern Water's postcode checker shows your hardness, which helps a plumber suggest a filter or softener.

Shared houses and licensing

With the University of Sussex and the University of Brighton nearby, the city has many shared houses. Since July 2024, Brighton and Hove City Council has run additional HMO licensing across all wards, with selective licensing in some areas. Landlords should check the council's website for the current rules.

Listed buildings and paint

Brighton and Hove has more than thirty conservation areas and many listed buildings. In some terraces and squares, repainting the front, changing windows or replacing railings may need consent. Check with the council's planning team before work starts, and tell your pro about the status when you book.

Can I book a pro in Brighton on AYS yet?

AYS Concierge is new and opens area by area, so it depends on your postcode. Enter your BN postcode to see any pros who already cover Brighton and Hove streets near you. If none show yet, check back, because local pros are joining. Every pro is reviewed by our team and passes a photo ID check before they can take bookings.

What is bungaroosh and why does it matter?

Bungaroosh is a wall material of flint, broken brick and lime, poured into shuttering and common in Brighton buildings from the 1700s and 1800s. It is weak when wet and can crumble when drilled or cut. If your home is Regency or early Victorian, tell your builder, handyman or electrician so they can plan fixings and damp repairs carefully.

Do I need permission to repaint the front of my house?

It depends on the building. Many Regency terraces in Brighton and Hove are listed, and some squares have rules on the finish and colour of the stucco. Repainting a listed building in a different colour or finish can need consent. Check with Brighton and Hove City Council before work starts and share the answer with your decorator.

Where will a pro park in a controlled parking zone?

Ask before the day. Many Brighton and Hove streets are in controlled zones with permit bays and pay and display. You may be able to give your pro a visitor permit, or they may use a nearby bay and add parking to the price. Tell them your zone and any loading spots when you book.
