Booking a pro
in Glasgow.
Glasgow is a city of flats. Much of the West End, the Southside and Dennistoun is sandstone tenement, with a shared close, a back court and a roof that belongs to every owner in the building. That changes how jobs are planned. A roofer may need the factor's go-ahead, a plumber may need to know which flat sits below, and a cleaner needs to know where the bins live.
AYS is new and opens area by area, so we cannot promise there is a pro covering your Glasgow street today. Enter your postcode, from G1 in the city centre to G41 in Shawlands or G31 in Dennistoun, and you will see who covers it right now. If you are a Glasgow tradesperson, cleaner, barber or detailer, you can join now and be among the first pros customers find here.
Tenements, sandstone and shared roofs
Most of Glasgow's tenements were built between the late 1800s and the First World War, first in blond local sandstone and later in red stone brought in by rail. They are solid buildings, but after a century of west coast rain the gutters, valleys, chimney heads and stonework need regular care, and slate roofs are the norm.
In a tenement, the roof, close, stair, external walls and back court are usually common property, shared by all the owners. Under Scottish rules the title deeds, or the Tenement Management Scheme where the deeds are silent, decide who pays and how the owners agree. Many buildings have a property factor who arranges common repairs. If you rent, those common parts are your landlord's job, so speak to them first.
Good to know
before you book.
Local things that change how a job is done, or what it costs.
The city centre Low Emission Zone
Glasgow's Low Emission Zone covers the city centre, roughly the area inside the M8, the River Clyde and High Street with Saltmarket. It applies to all vehicles that do not meet the emission standards, vans included, at all hours. If your job is inside the zone, a pro with an older van may not be able to drive in. Check the council's website for the current rules.
Parking zones and permits
Many inner areas of Glasgow are controlled parking zones, where residents and businesses hold permits and visitors pay to park, and the council has been adding new zones. If your street is one of them, tell your pro when you book, so they know where they can unload tools and how long they can stay. Glasgow City Council's website lists the current zones and permits.
Building warrants in Scotland
Scotland has its own building standards. Work such as an extension, a loft conversion, removing a load-bearing wall or changing a roof normally needs a building warrant from Glasgow City Council before it starts, and planning permission may be needed too. Small repairs usually do not. If you are not sure, ask the council's building standards team before the work is booked.
Soft water from the hills
Most of Scotland's tap water is classed as soft, and Glasgow's supply has long come from Loch Katrine in the Trossachs. Soft water means far less limescale on taps, showers and kettles than in many English cities. Scottish Water can tell you the typical hardness for your own supply if you are fitting an appliance that needs to know.

Each service page explains what is covered, how pricing works and how to get ready.
Roofing
Slate tenement roofs, valley gutters and chimney heads take a lot of rain. Many repairs are common repairs, so the owners or factor usually agree the quote.
Home cleaning
Student flats in the West End and around Strathclyde turn over every summer, and end of tenancy cleans on a top floor tenement need access planned well.
Plumbing
In a tenement a leak rarely stays in one flat. Tell the plumber which floor you are on and whether the flat below has noticed anything.
Removals
Moving a sofa down a winding tenement stair with no lift is a job in itself. Say which floor, and whether the van can park near the close.
Painting and decorating
High tenement ceilings, cornicing and original woodwork take longer to prepare and paint than a modern flat, which a good quote should reflect.
Can I book a pro in Glasgow on AYS yet?
AYS is a new platform and is opening area by area, so coverage in Glasgow depends on which pros have joined and chosen your postcode district. Enter your postcode to see who covers it today. If no one does yet, check again soon. Every pro passes a photo ID check and a review by our team before they can take bookings.
Who pays for a repair to my tenement roof?
Usually all the owners who share it. Your title deeds normally set out how common repairs are split and agreed. Where the deeds say nothing workable, the Tenement Management Scheme fills the gaps, with one vote per flat. If your building has a property factor, they often arrange the quotes. Glasgow City Council and mygov.scot both have guidance on common repairs.
Will a pro with a van be fined in the Low Emission Zone?
Only if the vehicle does not meet the emission standards and it enters the zone in the city centre. Many newer vans comply. If your job is inside the zone, mention it in your booking or request so the pro can check their vehicle. The Low Emission Zones Scotland website has a checker, and the council's website has the current rules.
Does Part P apply to electrical work in Glasgow?
No. Part P is part of the building regulations for England and Wales. In Scotland, electrical work in homes is covered by the Scottish building standards, and larger jobs can need a building warrant. Some electricians are approved certifiers through the SELECT or NICEIC schemes, which lets them certify their own work. Ask your electrician which applies to your job.
