Booking a pro
in Bristol.
Bristol homes ask a lot of the people who work on them. Streets climb steeply out of the harbour, many Victorian houses are built of local Pennant stone, and older terraces in Clifton, Cotham and Redland sit inside conservation areas. Add hard water, permit parking and a charging Clean Air Zone in the centre, and it helps to book someone who understands the city.
AYS Concierge is new and opens area by area, so we do not claim to have pros in every part of Bristol yet. Enter your BS postcode to see who covers your street today. If you are a roofer, cleaner, plumber or mobile pro working in Bristol, you can join now and choose the postcode districts you serve.
Bristol homes, and what they mean for a job
Much of inner Bristol was built in the nineteenth century from Pennant sandstone, a grey or sometimes reddish stone quarried east of the city, often with Bath stone around windows and doors. Repointing these walls calls for lime mortar and care, not a quick cement patch. In Clifton and Hotwells, tall Georgian terraces bring basements, sash windows, parapet gutters and roofs that are hard to see from the street.
South of the river, Totterdown and Windmill Hill are known for brightly painted Victorian terraces on some very steep roads. Ladders, scaffolding and vans all take more planning on a slope, and that can change the price. Across the city, tell your pro if the house is in a conservation area or listed, and send photos of the front and back so they can judge access before they come.
Good to know
before you book.
Local things that change how a job is done, or what it costs.
Clean Air Zone in the centre
Bristol runs a Class D Clean Air Zone in the city centre, which charges older cars and vans that do not meet the emissions standard. If your home is inside the zone, a pro driving an older van may pay to reach you. Check the council's website for the zone map and current rules.
Residents' parking schemes
Areas such as Cotham, Clifton Village, Kingsdown, Redland and Southville have residents' parking schemes with set hours. If you live in one, tell your pro where they can park and whether you can give them a visitor permit. Bristol City Council's website lists each scheme area and its hours.
Hard water from the Mendips
Bristol Water says all the water it supplies is moderately hard to very hard, because of the local limestone. Expect limescale on taps, showers, kettles and in combi boilers. A plumber can talk you through descaling, filters or a softener, and Bristol Water's postcode checker shows the hardness for your home.
Student lets and licensing
With the University of Bristol and UWE in the city, there are many shared houses. Bristol City Council runs licensing for houses in multiple occupation across the city, plus selective licensing in some wards. Landlords booking cleaning or safety checks should check the council's website for what applies to their property.

Each service page explains what is covered, how pricing works and how to get ready.
Roofing
Valley gutters on Georgian terraces, slipped slates on Victorian roofs and chimney stacks that are hard to reach on Bristol's steeper streets.
Plumbing
Bristol's hard water leaves limescale in showers, taps and boilers. Gas boiler work must be done by a Gas Safe registered engineer.
Home cleaning
End of tenancy cleans for shared houses near the University of Bristol and UWE, and deep cleans for tall terraces with many floors.
Removals
Steep streets, narrow terraces and residents' parking schemes make Bristol moves slower, so tell your mover about the hill and the parking.
Painting and decorating
From the colourful fronts of Totterdown to sash windows in Clifton, Bristol painters often work on older timber, stone and render.
Can I book a pro in Bristol on AYS yet?
AYS Concierge is new and opens area by area, so it depends on your street. Enter your BS postcode and you will see any pros who have chosen to cover it today. If nobody shows yet, check back, as local pros are joining. Every pro is reviewed by our team and passes a photo ID check before they can take bookings.
Will the Clean Air Zone change the price of my job?
It can, if you live inside the central zone and the pro drives an older vehicle that does not meet the standard. Many pros now use compliant vans, so it often makes no difference. Mention your postcode clearly and ask about it when you compare quotes. Check Bristol City Council's website for the current zone boundary and rules.
My house is built of Pennant stone. What should I tell a builder?
Say what the walls are made of and send photos. Pennant stone walls in Bristol were usually laid in lime mortar, and repointing them with hard cement can trap damp. Ask how the builder plans to repoint and what mortar they use. If the house is listed or in a conservation area, check with the council before changing anything visible.
Do I need permission for work on a house in Clifton?
Clifton and Hotwells is a conservation area and many of its houses are listed. Small repairs that match what is there usually need no consent, but changes to windows, roofs, doors or the front of a listed building often do. Check with Bristol City Council's planning team before the work starts, and tell your pro about the status when you book.
